Who We Are
The House Corporation is a not-for-profit Florida corporation that owns the property and residence at 2401 NE Riverview Drive.
It's board of directors is comprised of alumni volunteers. It operates a rooming house to the benefit of another not-for-profit organization, the Zeta Sigma Chapter.
Our Purpose
The house corporations primary role is to ensure the property's financial safety. This includes making sure taxes, insurance and other business expenses are paid on time and that there is a consistent rental income.
Its responsibilities also include:
- To provide a safe living environment for its tenants
- To abide by federal, state and local laws
- To handle issues related to the property
What We Do
- Hold meetings, have officers, act on motions and prepare Minutes
- Act as Landlord to the Chapter (the Lessee)
- Maintain standards of cleanliness and protection of property
- Complete paperwork including: paying bills, insurance forms, filing income tax, and corporate documents
- Upgrade the property when possible (for example, the $100k recent loan)
- Encourage high occupancy to the benefit of the house and the chapter
- Encourage proper uses of premises
- Try to enjoy our work and remain involved with the chapter
What We Do Not Do
- Clean up after tenants or their guests
- Collect individual rent
- Have unlimited funds on hand to pay for all items deemed necessary from tenants
- Get involved in chapter proceedings except when the property is involved
- Have to attend chapter meetings
- Visit the house each day/week/month
